    Seasonal Home Maintenance Checklist

Keep your Metro Vancouver home in top condition all year

Regular seasonal maintenance is the single most effective way to protect your property value, prevent costly emergency repairs, and keep your home safe and comfortable year-round. This checklist covers the key tasks Metro Vancouver homeowners should complete each season — including the region's specific concerns like heavy rainfall, freeze-thaw cycles, and wildfire smoke season.

    🏡Exterior

    • Inspect roof for winter damage — missing shingles, damaged flashing, moss growth

Metro Vancouver's wet winters are hard on roofing materials

    • Clean gutters and downspouts — remove debris from winter and check for damage
    • Inspect and clean all exterior caulking — windows, doors, and trim
    • Check foundation perimeter — look for cracks, settlement, or water pooling after snowmelt
    • Power wash siding, decks, and walkways
    • Inspect fences and gates — tighten hardware, replace rotted boards
    • Check exterior paint and staining for peeling or weathering
    • Test exterior hose bibs and irrigation systems after winter shutdown

    🏠Interior

    • Test smoke and CO detectors — replace batteries
    • Change HVAC filters

Replace every 3 months, or monthly if you have pets or allergies

    • Inspect attic for moisture, mould, or pest intrusion from winter
    • Check crawlspace for moisture and vapour barrier condition
    • Test sump pump if applicable
    • Flush water heater sediment — especially important in older homes
    • Inspect plumbing under sinks for slow leaks or condensation damage
    • Deep clean range hood filter and dryer vent

    🌿Deck & Outdoor Spaces

    • Inspect deck boards and railings for winter movement, warping, or rot
    • Check deck fasteners and ledger board connection to house
    • Apply deck stain or sealant if due (typically every 2–3 years)
    • Set up patio furniture, hoses, and irrigation systems
    • Inspect outdoor lighting for winter damage
