    The Challenge

    A water leak caused moisture damage behind the cabinets and under the flooring of a basement suite kitchen in Vancouver. The damage required immediate drying and remediation before any renovation work could begin. The property owner needed the suite returned to a lettable condition quickly, with minimal disruption to adjacent living areas.

    Scope of Work

    • Water damage assessment and emergency drying with commercial dehumidification equipment
    • Plastic containment barrier installation to protect living areas during demolition and renovation
    • Removal of water-damaged cabinets, countertops, and flooring
    • Subfloor inspection and repair
    • Plumbing inspection and repair — supply and drain connections
    • Full cabinet replacement with new lower and upper cabinets
    • New countertop installation with undermount sink

    How We Approached It

    The work needed to proceed safely in an occupied building with shared walls. The containment barrier was essential to prevent dust, debris, and moisture from spreading into adjacent rooms during demolition and drying phases. Sequencing the work — drying first, then structural assessment, then rebuild — required close coordination to avoid delays.

    Our Solution

Commercial drying equipment ran until moisture readings confirmed the subfloor and wall cavities were fully dry before new materials were installed. The rebuild was sequenced to allow trades access in the right order, with plumbing confirmed before cabinet installation.

    The Result

    The kitchen was fully rebuilt and returned to a high standard — new cabinets, countertops, backsplash, and connected appliances. The suite was ready for a new tenant on schedule, with no evidence of the original water damage.
